Flat Fee MLS
To sell your house you need to be listed in the MLS but you don’t have to pay a full commission.
During our first three years in business we saved over $150,000 in commissions for our clients. By giving us a call you can list your home in the MLS for a SPECIAL PRICE of $450. There's no catch. You get all of our MLS services that normally would cost 3% of the sales price for the fantastic price of $450.

The Multiple Listing Service (MLS) is a computerized list of homes for sale in the South Central Wisconsin MLS it includes Dane, Sauk, Columbia, Dodge and Rock counties. It also includes parts of Iowa, Lafayette, Jefferson, Grant, Richland, Crawford, Juneau, Vernon, Adams and Marquette counties.
MLS is the most effective real estate marketing tool ever invented. We offer it at a flat fee for a complete MLS service that saves you, the seller, up to one half of the commission that would be due. When you list with Wow Power FSBO your home will be shown on National MLS, MLS, as well as on http://wowpowerfsbo.com and http://www.homes.com. Buyers are going to look at the MLS listings online when shopping for a home. This MLS marketing gives your home the greatest exposure to those buyers.
Traditional large firm full service brokers works like this:

When you list your home with a full service Broker, generally and usually, the seller agrees to pay a commission of 6%, and very often four entities will be looking forward to being paid by the commission from this one transaction. The commission is split between the listing and selling brokers, usually and generally 3% to each side. The brokers on both sides then pay a percentage of the 3% commission received to the listing and selling agents involved in the transaction. The percentage the agents get depends on the agreement they have with their broker. So…..there are normally two brokers and two agents paid from the commission you’ve agreed to pay. What would 3% of the sales price of your home be? Can you afford to pay that? With our flat fee MLS service you don’t have to pay the listing commission at all. You pay a flat fee of $450 for all of the advantages of the MLS exposure you need.
A full service broker may offer, in addition to MLS and yard signs, some or all of the following: display ads in Realtor magazines, ads in the classified newspaper sections, flyers, inter-agent flyers, “talking homes” ads, TV ads, 1-800 ads, mailings to the neighborhood, and holding open houses. Sometimes there may be an additional cost to you for some items. They also negotiate the sale and attend the closing.
All brokers know that most of the above advertising, other than MLS and the yard sign, is not cost effective. It is done to convince the seller that all things possible are being done to sell their home. Brokers also know that holding open houses rarely sells the house that is “open”. Open houses are a mechanism for Realtors to obtain buyers to work with. They also make the seller feel good about efforts being made to sell their home. Savy buyers who are qualified usually hire a Buyers Agent to represent their interest in the transaction.
Wow Power Realty Flat Fee MLS works like this:
Our Flat Fee MLS service addresses the listing side of the transaction only. For a flat fee of $450 your home is listed in the MLS. You, the Seller, do the showings, advertising, open houses if you want, negotiations and closing the transaction. If you are selling on your own we recommend that you have an attorney to help you with negotiations and closing. Even after paying an attorney you still save thousands of dollars. Many sellers that are listing with a full service Realtor still use an attorney to protect their interests.

In this example, if you list with us, you’ll save over $7,000 if a Realtor sells your home. If you sell your home directly to the buyer you save over $14,000.
Obviously the best case scenario is that you sell your home yourself. But, the truth is that the Realtors have access to more buyers than you do, so if a Realtor sells your home under our service you still save thousands of dollars. Listing with our service is having the best of both worlds.
FSBO Only?
There are advertising firms selling advertising only for marketing your house. That is not the same as Flat Fee MLS. They have nothing to do with the MLS. FSBO only marketing services are there if you only want to advertise and sell your home by yourself. In that case your pool of buyers will be a lot smaller than with our service. Those buyers working with Realtors are generally not shown any FSBO’s. For the greatest exposure to the greatest number of buyers you really need to be in the MLS. A fee of $450 as mentioned under the Flat Fee MLS service, paid at the time of listing, plus 2% commission paid at closing. The Buyers Agent also gets paid 3% at closing.
If you look back at how commissions work you’ll notice that the commission is usually split between the Selling Broker and the Listing Broker and then they split the proceeds with the Selling Agent and the Listing Agent. That involves 4 people in the transaction.
With our total $450 plus 5% commission it is not an even split. If a Realtor from another firm
sells your house the Selling Broker will get their customary 3%. Wow Power Realty
will receive $450 plus 2%. If Wow Power sells your house then we would be paid the entire 5%.
We have a huge incentive to sell your home ourselves and you benefit from paying a
lower overall commission.
Let’s compare…………the sales price for this example is $250,000
When a traditional Realtor lists and sells your home you pay $15,000. With Wow Power Realty you pay
$450 plus 5% commission or $12,950."
So, you would save $2,050 if you list with Wow Power Realty.
